Town of Kensington and Vicinity Sector Plan Update

On March 20, 2012, the County Council approved the Kensington Sector Plan, which sets the stage for redevelopment and a reinvigorated Town Center. The plan updates the 1978 Town of Kensington and Vicinity Sector Plan.

The new plan generally retains existing densities, using new mixed-used zones (Commercial Residential/Town and Commercial Residential/Neighborhood) to allow residential development along with commercial uses. The zones, which require developers to provide public benefits, will result in well-designed projects on livelier streets that include wide, tree-lined sidewalks, plazas and other gathering spaces, and opportunities to preserve neighborhood businesses.

The plan also recommends creating a village center near Kensington's MARC station, with mixed-use development and open space for public gatherings.

The updated plan will articulate the Kensington communities’ vision and guide the area’s physical development over a 20-year period. The Kensington Sector Plan area includes the incorporated Town of Kensington and three adjacent areas: the West Howard antiques district, the Ken-Gar community north of the CSX railroad tracks and the small commercial district at the intersection of Connecticut Avenue and University Boulevard.

  • May 16, 2012: The Full Commission will approve the Kensington Sector Plan
  • Summer 2012: The Planning Department will produce the Approved and Adopted Sector Plan
